How Reference Rates Work
New retail floating-rate home loans in Malaysia generally use the Standardised Base Rate (SBR), which is linked to Bank Negara Malaysia's Overnight Policy Rate (OPR), plus the lender's spread. The SBR is common across lenders for new retail floating loans. Legacy loans may still reference the earlier Base Rate (BR) or the Base Lending Rate (BLR); existing contracts keep their original reference rate unless refinanced. Always check the lender's product disclosure sheet for the rate that applies to a specific product.
Illustrative only: an effective lending rate for a residential home loan might fall in the low-to-mid single digits (for example, roughly 3.5%–4.5%). Factors Affecting Your Loan Eligibility
- Debt Service Ratio (DSR): lenders assess your total monthly debt commitments against income. The threshold varies by lender, income tier and existing commitments; there is no single universal cap.
- Credit Reference: CCRIS, managed by Bank Negara Malaysia's Credit Bureau, records your credit facilities and repayment history; it does not issue a numerical credit score. CTOS and other credit reporting agencies compile credit reports from various sources. Lenders make their own assessment using these reports plus your income, existing commitments and the property valuation — there is no fixed score threshold that guarantees approval or better terms.
- Employment and Income: lenders assess income consistency and the type of employment; requirements vary by lender and borrower profile rather than a fixed years-of-service rule.
- Property Type and Location: the lender's valuation, property category and area all influence financing terms.
- Borrower Age: maximum age-at-loan-end and tenure limits are set by each lender and depend on the product and your profile.
How much down payment do I need?
The down payment (or margin of finance) depends on the lender's loan-to-value policy, the property value, your borrower profile (including any existing financing facilities), the property category and whether you are a local or foreign buyer. Foreign buyers may also be subject to state-level minimum purchase price and consent rules. Rather than a fixed percentage, confirm the applicable margin — and any Sabah state requirements — with your lender and the relevant authority before committing.
